- Owners who want fewer turnovers and less wear than nightly hosting
- Furnished homes near hospitals, universities and business districts

What mid-term rental management is
A mid-term rental is a furnished home let for a month or more at a time — longer than a vacation stay, shorter than a year’s lease. It suits guests who need a real home for a while: snowbirds spending the winter, travelling healthcare staff on contract, families relocating for work, and households placed by their insurer after a fire, flood or storm.
For owners it means fewer turnovers, less wear and steadier occupancy than nightly hosting. We price it, find and screen the guests, put a written agreement in place, and look after the home and the guest for the whole stay — with our own cleaning and maintenance staff.
Why mid-term works so well in Florida
Florida has a built-in monthly market: winter residents who come for one to six months every year, plus a steady flow of contract professionals and relocating families. A furnished home in the right place can fill its winter with one or two long stays instead of dozens of short ones.
Monthly stays are also an option for many owners whose condo association or neighbourhood rules limit nightly rentals but allow longer ones — check your documents, or send them to us and we will.

The 30-day and six-month lines
Florida’s transient-lodging definition covers stays of less than 30 consecutive days, so a stay of 30 days or more falls outside it. Tax works on a different line: Florida’s 6% state tax on rent, and the county tourist development tax, apply to rentals of six months or less — so most mid-term stays are still taxable, while a bona fide written agreement for continuous residence of longer than six months is not subject to the state tax.
We set each stay up on the right side of both lines, so you are not surprised later.
What it costs
Mid-term rental management is quoted for your property in writing before you sign anything — it depends on the home, its location and how much furnishing and set-up it needs.

Common questions
Mid-Term Rental Management — answered
What is a mid-term rental?
A furnished home rented for a month or more at a time — typically one to six months — to guests such as snowbirds, travelling professionals, relocating families and insurance placements.
Do mid-term rentals need a vacation-rental licence in Florida?
Florida’s transient-lodging definition covers stays of less than 30 consecutive days, so stays of 30 days or more fall outside it. Local rules and your condo or HOA documents can still apply — we check them for your address.
Are monthly rentals taxed in Florida?
Florida’s 6% state tax on rent and the county tourist development tax apply to rentals of six months or less. A bona fide written agreement for continuous residence of longer than six months is not subject to the state tax.
Is mid-term better than short-term for my home?
It depends on the home, the location and the rules where it sits. Mid-term usually means fewer turnovers and steadier income; short-term usually earns more per night in peak season. Your free projection can compare both.
Who looks after the home during a long stay?
We do — with mid-stay check-ins, guest support and our own maintenance staff for anything that needs fixing.
